ANNUAL TESTS & MAINTENANCE


PROCEDURES: NFPA 13 (Excerpt)

12.1* General. A sprinkler system installed in accordance with this standard shall be properly inspected, tested, and maintained in accordance to NFPA 25, Standard for the Inspection, Testing, and maintenance of Water-Based Fire Protection Systems, to provide at least the same level of performance and protection as designed.


Annual Floor Level Sprinkler Inspection – Maintenance and Replacement

NFPA 25

2-2.1.1* Sprinkler shall be inspected from the floor level annually. Sprinkler shall be free of corrosion, foreign material, paint, and physical damage and shall be installed in the proper orientation (upright, pendent, or sidewall). Any sprinkler shall be replaced that is painted, corroded, damaged, loaded, or in the improper orientation.


Sprinkler System 50 Year Shelf Life – Sprinkler Head Inspection from Authorized Agency

Any sprinkler system that has been in service of 50 years on more will require to have the sprinkler heads tested by an authorized testing agency. All sprinkler heads that have been in service prior to 1920 must be replaced.


Sprinkler Head Replacement – NFPA 25 Considerations Requirements

When replacing a sprinkler head the following characteristics of the sprinkler head must be taken into consideration as required by NFPA 25 -


  1. Style & type
  2. Design density
  3. Temperature rating;
  4. Special coating on the head
  5. Deflector type (e.g., upright, pendent, sidewall);
  6. K factor and size
